Investment Criteria

Asset Size: $2-$15 million

Location: Eastern Pennsylvania (developed industrial parks preferred).  Other strong metropolitan locations considered.

Class: Developed Commercial (office, flex, industrial, multi-family)

Occupancy: All occupancies considered

Brokerage Coop: We cooperate and compensate brokers that bring us high quality opportunites.  Preference given to "off market" solicitations.

Sale/Leasebacks

Sale-leaseback transactions have become a common way for companies to free up capital that is otherwise tied up in their real estate.  If you own and occupy your own building we can help you realize your equity today.

 

There are many positives to this strategy as an owner.  With the sale-leaseback you retain control of your occupancy with long term leases.  There are often tax benefits as lease payments are tax write offs.  Most importantly you now have capital to reinvest and grow your company.
